Solid waste depots are a crucial component of the waste disposal logistical chain. In Karratha, the facility at Gap Ridge supports the recycling of carboard so that this resource is diverted from landfill and reused. Land Insights was initially appointed to prepare an amendment to the Gap Ridge Industrial Estate Structure Plan, as it related to our client’s site. After investigation and good quality engagement with the local government, it was determined that the proposal could be dealt with as a development application. This streamlined the assessment process and the time the project would take.

Our client’s site was operating as a solid waste depot primarily for the handling of recycled cardboard. Notwithstanding the material handled was inert, the Environmental Protection Act requires the site to be registered as a “prescribed premises” once a certain tonnage is reached. In order for a prescribed premises to be approved, the operation must be consistent with the Planning and Development Act and the Local Planning Scheme. In this case, this required the “industry general” approved use to be changed to “industry noxious” via a development application process. Land Insights was able to prepare a proposal that addressed both the planning and environmental matters. This proposal was then accepted by the local government with approval being granted
