Land Insights delivered end-to-end planning services for a Bayswater riverside subdivision, supporting two neighbouring landowners with adjoining properties next to the Swan River. Both clients sought to subdivide their land while navigating a range of environmental and infrastructure constraints.

The site posed several challenges, including sloping land that required extensive earthworks and retaining walls, shared access arrangements, proximity to the Swan River reserve, potential acid sulphate soils, and limited service connections. These issues required careful coordination with referral agencies and staged technical input.

Our planning team prepared detailed subdivision reports addressing the City of Bayswater’s Local Planning Scheme, the Development Control Policies of the Department of Planning, Lands and Heritage (DPLH), and the requirements of the Swan River Trust. We also advised on site-responsive design measures and stormwater integration to ensure development remained sensitive to the foreshore landscape.

As a result, both subdivision applications were approved, creating an exclusive 25-lot residential enclave overlooking the river. The project demonstrates how strategic planning and clear documentation can unlock value in constrained urban infill sites.
