The new owner of the Ascot Inn was seeking to redevelop the site as a five-star hotel, while retaining the heritage values associated with the existing buildings.  The site conditions and planning framework were challenging, involving numerous decision-makers across local and State government.

Land Insights worked on this project for two years, obtaining all relevant approvals.  We implemented an approach to stage the approvals process, thus allowing the owner to commence building works on a portion of the site, while we continued to progress approvals for the remainder.  In undertaking this project, we completed:

  • Two Development Applications
  • Metropolitan Region Scheme Amendment
  • Two subdivision/amalgamation applications
  • Structure Plan
  • Heritage Assessment
  • River Foreshore Management Plan (for Swan River Trust).

The redevelopment of the site was completed, and the hotel has now been open for several years (trading as Swan River Hotel).
